The aim with medium density houses is to achieve high quality spaces on smaller sites and less costly budgets,and this is a good example in an existing neighbourhood. Even though the floor plan is small,the living spaces have a sense of space with extra height and with higher windows bringing in more light.The cost of the building is less due to size, and the site cost is relatively less also due to size.The floor area is 172m2 and there are three bedrooms and an ensuite, with large kitchen and island bench.
The small yards are more intensively designed as part of the living space so when the doors are opened, the spaces combine seamlessly.Small amounts of high quality materials are used.
Our medium density house design often involves designing two or more new houses together up to a whole street or more.This is where we can really enhance the spaces between the houses to make them true outdoor rooms.When we design a whole street of houses we enhance the whole streetscape with coordinated materials and higher design detailing to the entries to the houses than you will see in a usual subdivision. We also vary the roof shapes and cladding from one house to the next to give variety and avoid the sameness which can be so stultifying in some subdivisions.Kiwis love single level,stand alone housing and on smaller sites this requires a greater level of design experience and skill than for larger conventional sites.This is where we find our design strengths and skills really deliver.
Our design cost per house is quite low and we see the benefits to owners as even greater than for larger houses.
