  • Very large (70m) upper deck with sheltered courtyard to allow views through the living area to the beach
  • Raised motorised louvre roof over courtyard
  • Main bedroom opens to courtyard with living room & beach views beyond.  By this method the main bedroom has sea views without taking space from the living areas.  As with all narrow sites the living & bedroom areas could not both fit across the front of the house.
  • Internal pitched ceiling which gives an economical sense of volume with simple corrugated steel 'bach' roof

The Gemmell House is an award-winning home situated on a small site  in downtown Mount Maunganui. This luxury dwelling is set back from a busy road and enjoys some water views.

A courtyard house was designed to provide private sheltered outdoor spaces, which is usually not achievable with seaside buildings. This concept also provides long vistas through the house interior to other outside spaces and private views beyond. This is a unique approach developed by Will while living on the beachfront.

This house has a whole separate lower floor specially designed for family, friends and activities and opening onto a sunny garden. Strong simple shapes give the house a sense of calm, while careful composition of columns and separate parts create a restful feel. Materials are lightweight concrete panels plastered, and aluminium folded panelling. Higher studs and higher glazing such as under the deck give a generous, gracious feel.
